Option signed with energy company for Commerce Park acreage

The Carroll County Community Improvement Corporation (CIC) approved an option on property at the Commerce Park on SR 9 north of the village during a Dec. 3 meeting.

President Denny Roudebush called the meeting to order at 10 a.m. and turned it over to Commissioner Christopher Modranski, who called for an executive session at approximately 10:05 a.m. to discuss confidential marketing plans for economic development. 

In the meeting with CIC members were Kyle Kekeisen, Vice President of Development with Advance Power; Chris Davis, associate of development with Advance Power; and Bryce Custer of NAI Spring Real Estate. 

Following the executive session at 10:45 a.m., the regular meeting continued and Modranski said the meeting was a discussion with development people about the Commerce Park property.  

Modranski asked for a motion to approve the option agreement with Springfield LLC, Delaware. It is a five-year option agreement to do due diligence and allow Advanced Power time to determine if the company wants to exercise the option. He noted the agreement is contingent on level option review.

Modranski said the option is for 168.286 acres that surrounds the Carroll County Home (Golden Age Retreat) property. The letter of intent says it excludes acreage under an option with American Electric Power.

“This property surrounds the county home property,” said CIC member and Commissioner Robert Wirkner. “Whatever happens in the future, we have to be sensitive to the needs of the county home.”

A motion was passed so documents can be reviewed by specialized legal counsel.

According to Advanced Power’s LinkedIn page, “Advanced Power is a privately owned company that develops, owns and manages power generation and related infrastructure projects throughout Europe and North America. We have a clear vision for cleaner energy, and we seek better ways to a cleaner future.”

In an unrelated matter, Roudebush said he will step down as president at the February meeting. The agenda for the Dec. 3 meeting stated the CIC plans to meet in February to elect officers.
